Important Information:

What's included in the rent?

All bills are included in the rent, such as condominium fees, waste disposal, heating, electricity, water, gas, wifi, and more. However, in the event of improper use of utilities leading to increased bills, an adjustment will be applied equally to all tenants. You can find more information in the attached sub-lease agreement.

The admin fee in NOT included in the rent and it corresponds to:
* Contract registration and stamp duties
* Cleaning for initial access
* Special insurance offering a unique security. Our policy includes a waiver of subrogation ('Rinuncia alla rivalsa'), meaning the insurance company covers damages without seeking reimbursement from the responsible party.

Before your check-in, you will receive an email with all the information you need to access your room. Prior to check-in, we require the contract signature, payment for the admin fee, and a one-month deposit. You will find all this information in the email you will receive. Please check the Landlord Policies section for further information.

Check-in is available from 2:00 pm to 5:00 pm, Monday to Friday. If you plan to arrive outside of these hours, on weekends, or during holidays, kindly inform us in advance to check the availability of flexible check-in options. Please note that there will be an additional cost of 50 euros in such cases.

Please note that the room is delivered fully furnished, but does not include pillows, sheets, blankets, etc. The kitchen is equipped with essential items such as plates, cutlery, and glasses. Anything not provided can be purchased privately.

If you need to leave the room before the contract's natural expiration, you have the option to cancel at any time, provided we find a suitable replacement to take your place. In the event of early cancellation, a flat-rate cost of 250 euros will be charged, payable by the tenant on the day of check-out.



[Cancellation Policy]
Your 1st rent will be 100% refunded if you cancel up to 60 days before the contract start date or you'll get a 50% refund if you cancel up to 30 days.
