Infatti, nel periodo di riferimento, sono state registrate circa 219.000 compravendite di immobili residenziali, circa l\u20198,6% in pi\u00f9 rispetto al secondo trimestre del esistenti<\/figcaption><\/figure>\n\n\n\n<p>Cresce inoltre la domanda di nuove costruzioni rispetto allo stock di immobili esistente. Se nel secondo trimestre del 2021 solo il 7,7% del totale delle transazioni aveva in oggetto nuove costruzioni, nel 2022 il rapporto \u00e8 salito fino ad arrivare al 10,4%.<\/p>\n\n\n<h2 class=\"wp-block-heading\" id=\"h-dati-su-zona\">Dati su zona<\/h2>\n\n\n<p>Per analizzare meglio il mercato, \u00e8 utile approfondire l\u2019analisi focalizzandosi su singole frazioni della penisola.<\/p>\n\n\n\n<p>&nbsp;A titolo di esempio, soffermandosi sulla distinzione tra comuni capoluogo e comuni minori, \u00e8 possibile osservare che i primi viaggiano a ritmi superiori, con tassi di crescita rispetto al secondo trimestre del 2021 pari a circa 10,4% contro il 7,7% dei comuni non capoluogo.<\/p>\n\n\n\n<p>Il sud Italia prevale sulle altre zone per crescita, con una crescita del 15%. Seguono centro, isole e infine il nord, che registrano rispettivamente crescite rispetto al secondo trimestre del 2021 del 11,4%, 10,7% e 5,3%.<\/p>\n\n\n\n<p>Su tutto il territorio poi, si riduce la dimensione media delle abitazioni residenziali compravendute di 1,3 metri quadri rispetto al secondo trimestre del 2021. Il nord Italia \u00e8 la zona dove questo fenomeno si avverte maggiormente.<\/p>\n\n\n\n<figure class=\"wp-block-table is-style-stripes has-small-font-size\"><table><thead><tr><th>Area<\/th><th transazioni avvenute nel secondo trimestre del 2021.<\/p>\n\n\n\n<p>\u00c8 possibile infine osservare che, se da un lato tutte le classi dimensionali fino a 145 metri quadri registrano principalmente
